Overview
The Appraisal Institute's 2012-2013 7 Hour National USPAP Equivalent Course is approved as an online equivalent by The Appraisal Foundation and the International Distance Education Certification Center (IDECC). The course covers the 2012-2013 USPAP, copyrighted by The Appraisal Foundation, and meets all content requirements specified by the Appraisal Standards Board (ASB) and the Appraiser Qualifications Board (AQB).

Learning Objectives
These are the general learning objectives identified by The Appraisal Foundation for the 2012-2013 7 Hour National USPAP Course:
  • Present and explain the new revisions to USPAP adopted in 2011 and effective from January 2, 2012 through December 31, 2013.
  • Address those areas of USPAP that are most commonly misunderstood or questioned.
  • Present “real-world” scenarios that challenge participants to interpret and apply USPAP to situations they encounter in their daily practice.

The Appraisal Institute's 2012-2013 7 Hour National USPAP Equivalent Course is primarily focused on recent changes to USPAP for 2012-2013. The Appraisal Foundation has placed an emphasis on illustrating USPAP application in real-world examples. This course fulfills this requirement with practical examples, pre- and post-course diagnostic quizzes, problem-solving exercises, and multimedia case studies.

Module 1 looks at why and how USPAP gets changed to understand where the changes originate. In Module 2 the actual changes for the 2012-2013 USPAP are examined, starting with the DEFINITIONS section, and also looking at revisions related to the development and disclosure of exposure time opinion. Module 3 continues the theme by looking at the new RECORD KEEPING RULE, and changes to the section of the ETHICS RULE addressing prior services in report certifications. Module 3 also reviews the updates to STANDARDS 7 and 8. Module 4 wraps up all the remaining changes and revisits Advisory Opinion 21 and how it was revised and why. Module 5 is dedicated to the SCOPE OF WORK RULE, and seeks to clear up misunderstandings in the area of scope of work—an area critical to credible appraisal development. Finally, in Module 6 the focus is on real world applications of USPAP. The problems in this module will emphasize scope of work, commonly misunderstood areas of USPAP, and current hot topic issues. Class participants will find this review beneficial in their overall understanding of USPAP.

This program is approved for 1 hour of Appraisal Institute CE credit for every hour taken.
