Stephanie Coleman is the Director of Screening for the Appraisal Institute, headquartered in Chicago, Illinois. In this capacity, she provides technical assistance on appraisal standards issues to appraisers and non-appraisers throughout the U.S. She is also responsible for screening complaints against Appraisal Institute members for possible standards or ethics violations.
Ms. Coleman has over 25 years experience in property valuation and analysis. Additionally, Ms. Coleman served on the Appraisal Standards Board (ASB) of The Appraisal Foundation from 1996 through 1998. In that capacity, she was one of five to six consultants responsible for developing and interpreting the Uniform Standards of Professional Appraisal Practice (USPAP), the basis of regulatory requirements to be followed by state certified real property appraisers. It was during this time that the scope of work concept was first introduced into USPAP.
Throughout her career, Ms. Coleman has been actively involved with the Appraisal Institute at both national and local chapter levels. She has served on the Institute’s Appraisal Standards Council, Editorial Review Committee, Planning Committee, Education Committee, Ethics Committee, and Young Advisory Council (chair, 1985). She also wrote a text entitled Understanding Limited Appraisals and Appraisal Reporting Options, which was published by the Appraisal Institute in 1994.
Ms. Coleman holds both the MAI and SRA designations with the Appraisal Institute, and is a California state certified (general) appraiser. She currently resides in Modesto, California.
