    Episode 10: Rural Properties

    The Appraisal Institute, the leading association of real estate appraisers, releases the 10th episode in season three of its popular “Face Value” podcast, hosted by Tonia Vailas, MAI, AI-GRS and Warren Boizot, SRA, AI-RRS.

    The episode focuses on appraising rural markets. Despite rural America making up 97% of the country’s land mass and being home to 1 in 5 Americans, there are few appraisers that work in this market. And it requires a special set of knowledge, which Vailas and Boizot tap from guest Ben Davidson, an MAI, SRA, AI_GRS, AI_RRS designated appraiser.
    Davidson discusses rural geography and what constitutes a rural property - it's not just how close the houses are together! Warren recalls being told that checking the box for ‘rural’ might ‘kill a deal’, an idea Davidson dismisses as a problem from the past. They discuss the impacts of water rights and utilities on value, the ‘barndominium’ craze, and opportunities for the next generation of appraisers.

    Tonia Vailas, MAI, AI-GRS

    Tonia Vailas, MAI, AI-GRS, has been appraising commercial real estate in the New York City Tri-State area for over 20 years. She is currently a member of the National Board of Directors holding the position of Vice Chair for Region IV, and serves as a member of the National Finance Committee.  She is very active within the Long Island Chapter of the Appraisal Institute, was chapter president in 2018, and has chaired numerous committees, including Education, Seminars and Scholarship. Vailas is currently a LIAI chapter board member. In addition to overseeing the Real Estate Property Valuations unit, in her current position, Vailas oversees the Real Estate Financial Services team, which is comprised of lease auditors, lease administrators, revenue specialists and budget analysts.

    Warren Boizot, SRA, AI-RRS

    Warren Boizot, SRA, AI-RRS, has been a Certified Residential Appraiser in the Denver Metro area for 26 years, and a Designated Member of the Appraisal Institute for just over 10 of those years. He is very active at the Colorado Chapter of the Appraisal Institute, as the 2021 Chapter President and is very involved with numerous committees such as the Chair of the new “Residential Topics and Solutions Committee” and an active member of both Government Relations and Education Committees. At the National Level, he currently serves as chair of the Annual Conference Modernization Project Team and formerly the Chair of the Residential Appraiser Project Team.

    Warren enjoys living in, and appraising in downtown Denver, close to his favorite property type, high-rise luxury condos, (Warren has been known to ride his electric scooter to inspections). 

    When not appraising, Boizot is a self-proclaimed fitness junkie and gym rat, who moonlights by teaching indoor-rowing and group fitness classes. He thrives on travel with favorite destinations being Thailand, Tokyo, Vietnam, and Iceland. He admittedly watches and knows way too much about bad reality television, and no, this Coloradan does not snowboard or ski!
