    Course Description

    A discussion of the state of the local economy and an update of the Commercial, Industrial, and Residential real estate markets in the Baltimore-Washington Region. This seminar is oriented toward appraisers, brokers, bankers, developers and others in the commercial real estate industry.


    TOPICS INCLUDE:

    Presenters will focus on property types, with each offering a detailed look into the health of the market, key market indicators such as vacancy and rental rates, construction and absorption data, submarket statistics, notable transactions, capitalization rates, and overall outlook for 2025.

    Course Objectives

    Roger Staiger (Stage Capital) – Economic Update

    Roger Staiger will give an overview of national economic trends focusing on a variety of metrics including overall GDP growth, interest rates, inflation, Federal Reserve policy, labor markets, consumer spending trends, and the housing market. The presentation will also correlate the impact existing and proposed national economic policies may have on the economy and real estate markets.


    Christine Espenshade (Newmark)– Apartments 

    Christine Espenshade will present an overview of the multi-family market throughout the Baltimore-Washington metropolitan area. This will include a discussion of employment data as it relates to demand for apartment units, key market indicators such as average market rent, current occupancy, new deliveries, market absorption, and a comparison of these key indicators across submarkets and investment classes. The presentation will include a forecast for rent and occupancy changes in 2025, forecast of new deliveries and absorption, and a forecast for sales volume and capitalization rates going forward. The presentation will also include a discussion of key transactions throughout the market area. 


    Ed Brady (Chesapeake) – Industrial 

    Ed Brady will offer a robust discussion regarding the industrial market throughout the Baltimore-Washington Metropolitan area. This includes a review of key market indicators such as vacancy and net absorption, new construction, and rental rates. The presentation will include a discussion of forecasted sale and leasing trends, and a detailed discussion of key market transactions including sales and leases completed during 2024. 


    Tom Fidler (Retail), Henson Ford, Matt Mueller, Chris Bennett (MacKenzie) -- Office

    The Mackenzie team will discuss trends in the office market throughout the Baltimore-Washington metropolitan area. This will include discussions of key indicators such as vacancy rates, rental rates, new construction, and absorption data. The presentation will also include a discussion of notable sale and lease transactions throughout the region. The group will also discuss larger trends such as demand for medical office space as a subtype, amenity-based buildings, the flex market, flight-to-quality, and the impact of office conversions on the larger market. 


    Len Parrish (Freedom Development) -- Residential

    Len Parrish will offer a discussion on topics such as housing demand patterns, housing price trends, land/lot price trends, trends in land/lot development costs, how developers and builders are managing the current interest rate market, development regulations/entitlement process, and similar factors.
