    Program Hours, Materials and Pre-class Session
    Onsite check-in will begin at 8:00am on Monday, April 7. "Live / in-person" Instruction will run from 8:30am – 4:30pm (Pacific Time) Monday through Thursday, April 10.  The 3-hour exam will be administered on Friday, April 11 from 8:30am - 11:30am.  Students will be on their own for lunch; numerous eateries are available within easy walking distance of and onsite at Treat Towers.

    This course implements a blended learning approach, which includes:

    • A pre-class, 2-hour online session
    • 30 hours of traditional classroom education
    • A 3-hour exam on the 5th morning

    Upon registering, students will have access to the downloadable course materials. Students are strongly encouraged to have pre-printed and/or pre-downloaded the materials. Do not wait until the day of the course to download as the files are quite large.  Some students find use of a secondary device (laptop / notebook) helpful for viewing.

    Required Equipment, Calculators, and Laptops (including Excel)

    • Laptop loaded with Excel 2007 or 2010
    • Some students find use of a secondary device (laptop / notebook) helpful for viewing.

    • A four-function or financial calculator is required. If using a financial calculator, the accepted model used in the program is the HP-12C. AI education programs that require a financial calculator are developed with HP-12C keystrokes; using this model is highly recommended.
    • You must be familiar with calculator operation when the program begins. Do not enroll expecting to be taught how to use a financial calculator.

    • Students will need a No. 2 pencil for the exam
    • Students are encouraged to bring extension cords / powerstrips (especially if viewing materials on a laptop)

    • Microsoft Excel 2007 or 2010 must be loaded and operational (external mouse recommended). (You may use other spreadsheet programs, but those programs won’t be supported in class; demonstrations will be done in Excel.)
    • Do not enroll expecting to be taught how to use Excel.

    Education Credit Hours and Attendance Verifications
    Those who check in late, leave early or are not in attendance during non-scheduled breaks may jeopardize receipt of credit.

    Appraisal Institute: Full attendance (100%) and successful completion of the exam enables Designated Members, Candidates for Designation and Practicing Affiliates to receive 375 AI CEC points; 275 points for full attendance only (no exam).  

    BREA Continuing: Advanced Income Capitalization has been approved by the BREA (#10754211) for 32-hours of BREA CEC. Full (100%) attendance required but BREA CEC (continuing education credit) does not require successful completion of the exam.

    BREA Basic/Qualifying: Advanced Income Capitalization may be used as an Appraisal Elective Subject Matter Elective for those seeking General Certification.


    If you are seeking credit for this offering from a state outside of California, check with your state licensing board(s) to make sure an out-of-state offering will be accepted before registering. It is best to speak directly with a representative from your board rather than relying on  information posted to the web. Note: Some states outside of California may have additional reporting requirements that the chapter is not able to comply with.

    Course Description
    Explore advanced applications of the income capitalization approach. Discounted cash flow analysis provides the framework for much of the discussion of investment analysis concepts, emphasizing an understanding of the relationships among the various components of DCF, financial leverage, and risk analysis. Hands-on computer spreadsheet modeling techniques are illustrated.

    • Recognize operating income issues, including complex lease structures, reimbursements, and tenant improvement allowances.
    • Apply property valuation techniques related to property taxes that are a function of market value, reversions, property models, and supporting the discount rate.
    • Identify complex mortgage instruments and the effects of leverage.
    • Develop an equity valuation.
    • Recognize investor motivations, including measures and types of risk, measures of return, and income tax consequences.
    • Apply techniques learned to case studies involving an office building, a subdivision, and a proposed development with prospective values and values subject to hypothetical conditions.

    Before enrolling in this or any other MAI designation course, you must take a diagnostic test. The Excel diagnostic tests your mastery of solving appraisal problems using spreadsheets. This diagnostic test was intentionally designed to be challenging and ensure participants have adequate Excel skills before taking MAI designation courses.     Excel is used extensively in the MAI designation courses; it is highly recommended that you know how to perform the necessary appraisal functions in Excel to succeed in this course.

    You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

"Live / in-person" Instruction will run from 8:30am – 4:30pm (Pacific Time) Monday through Thursday, April 10.  The 3-hour exam will be administered on Friday, April 11 from 8:30am - 11:30am.  Students will be on their own for lunch; numerous eateries are available within easy walking distance of and onsite at Treat Towers.

    This course implements a blended learning approach, which includes:

    • A pre-class, 2-hour online session
    • 30 hours of traditional classroom education
    • A 3-hour exam on the 5th morning



    Tips on Downloading the Course Handbook
    Upon registering, students will have access to the downloadable course materials. Students are strongly encouraged to have pre-printed and/or pre-downloaded the materials. Do not wait until the day of the course to download as the files are quite large.  Some students find use of a secondary device (laptop / notebook) helpful for viewing.

    Required Equipment, Calculators, and Laptops (including Excel)

    • Laptop loaded with Excel 2007 or 2010
    • Some students find use of a secondary device (laptop / notebook) helpful for viewing.

    • A four-function or financial calculator is required. If using a financial calculator, the accepted model used in the program is the HP-12C. AI education programs that require a financial calculator are developed with HP-12C keystrokes; using this model is highly recommended.
    • You must be familiar with calculator operation when the program begins. Do not enroll expecting to be taught how to use a financial calculator.

    • Students will need a No. 2 pencil for the exam
    • Students are encouraged to bring extension cords / powerstrips (especially if viewing materials on a laptop)

    • Microsoft Excel 2007 or 2010 must be loaded and operational (external mouse recommended). (You may use other spreadsheet programs, but those programs won’t be supported in class; demonstrations will be done in Excel.)
    • Do not enroll expecting to be taught how to use Excel.

    Education Credit Hours and Attendance Verifications
    Those who check in late, leave early or are not in attendance during non-scheduled breaks may jeopardize receipt of credit.

    Appraisal Institute: Full attendance (100%) and successful completion of the exam enables Designated Members, Candidates for Designation and Practicing Affiliates to receive 375 AI CEC points; 275 points for full attendance only (no exam).  

    BREA Continuing: Advanced Income Capitalization has been approved by the BREA (#10754211) for 32-hours of BREA CEC. Full (100%) attendance required but BREA CEC (continuing education credit) does not require successful completion of the exam.

    BREA Basic/Qualifying: Advanced Income Capitalization may be used as an Appraisal Elective Subject Matter Elective for those seeking General Certification.


    If you are seeking credit for this offering from a state outside of California, check with your state licensing board(s) to make sure an out-of-state offering will be accepted before registering. It is best to speak directly with a representative from your board rather than relying on  information posted to the web. Note: Some states outside of California may have additional reporting requirements that the chapter is not able to comply with.


    Attendance Verification Process Effective 10/01/19
    Verified attendance certificates will be available for downloading within 15 working days of the offering

    • Scroll to the very bottom of the screen to (1) COMPLETE EVALUATION FORM and (2) RETRIEVE CERTIFICATE

    Note: Effective 10/01/19 students will be able to access their attendance certificates 24/7 through the Appraisal Institute's netFORUM association management program. The Northern California Chapter does not have direct access to certificates for programs held after this time. Any issues in retrieving certificates should be brought directly to the attention of the Appraisal Institute's Education Delivery Department at 312/335-4207 or education@appraisalinstitute.org .

    Cancellations
    Written cancellations received by Monday, March 24 are subject to a $35 cancellation fee. Cancellations received after that time but prior to noon on Monday, March 31, are subject to a $75 cancellation fee. No refunds for cancellations received after March 31 or for program "no shows".     We reserve the right to substitute instructors, or to cancel or modify this program (adjust hours or location) if sufficient registrations are not received by Monday, March 10 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility.
