    Course Description

    If you’re considering a career in professional valuation services, your journey should begin with Basic Appraisal Principles. This four-day course will introduce you to real property concepts and characteristics, legal considerations, influences on real estate values, types of value, economic principles, real estate markets and analysis, highest and best use, and ethical considerations. The course should provide a solid foundation in basic appraisal principles no matter what appraisal specialty you pursue.

    Course Objectives
    • Recognize the components of ethical and competent appraisal practice.
    • Recognize the distinctive differences among land, real property, real estate, and personal property.
    • Recognize and identify the three major land description systems.
    • Recognize the major components that appear in all definitions of market value.
    • Recognize the definitions of the economic principles of change, anticipation, supply and demand, competition, substitution, balance, externalities, and highest and best use.
    • Solve basic real estate math problems in fractions, decimals, and percentages.
    • Solve for mean, median, and mode.
    • Use a financial calculator to perform mortgage calculations and to solve problems in simple and compound interest.
    • Recognize the definitions of appraisal practice, valuation services, appraisal review, and other key terms.
    • Identify the basic components in the appraiser’s scope of work decision.

    You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

    Program Hours and Materials
    Onsite check-in will begin at 8:00am on Monday, February 24. "Live / in-person" Instruction will run from 8:30am – 4:30pm (Pacific Time) on Monday, February 24 through Wednesday, February 26.  On Thursday, February 26 instruction will run from 8:30am – 2:30pm followed by the two-hour exam beginning at 2:30pm.  Students will be on their own for lunch; a list of local eateries will be provided at onsite registration.

    Required Equipment

    • A financial calculator is required. If using a financial calculator, the accepted model used in the program is the HP-12C. AI education programs that require a financial calculator are developed with HP-12C keystrokes; using this model is highly recommended.
    • You must be familiar with calculator operation when the program begins. Do not enroll expecting to be taught how to use a financial calculator.

    • Students will need a No. 2 pencil for the exam
    • Students are encouraged to bring extension cords / powerstrips (especially if viewing materials on a laptop)

    Education Credit Hours and Attendance Verifications
    Those who check in late, leave early or are not in attendance during non-scheduled breaks may jeopardize receipt of credit.

    Appraisal Institute: Full attendance (100%) and successful completion of the exam enables Designated Members, Candidates for Designation and Practicing Affiliates to receive 200 AI CEC points; 150 points for full attendance only (no exam).  Successful completion of the exam and full attendance is required for those seeking to fulfil the Professional Development Litigation requirements.

    BREA ContinuingBasic Appraisal Principles has been approved by the BREA (#20CP754601422) for 28-hours of BREA CEC. Full (100%) attendance required but BREA CEC (continuing education credit) does not require successful completion of the exam.

    BREA Basic/QualifyingBasic Appraisal Principles has been approved by the BREA (#20CP754601422) for 30-hours of BREA QE/BE for those seeking initial licensing / certification.  Full (100%) attendance and successful completion of the BREA exam are required for BREA QE/BE.  


    If you are seeking credit for this offering from a state outside of California, check with your state licensing board(s) to make sure an out-of-state offering will be accepted before registering. It is best to speak directly with a representative from your board rather than relying on information posted to the web. Note: Some states outside of California may have additional reporting requirements that the Chapter is not able to comply with.

    Cancellations
    Written cancellations received by Monday, February 10 are subject to a $35 cancellation fee. Cancellations received after that time but prior to noon on Monday, February 17, are subject to a $55 cancellation fee. No refunds for cancellations received after February 17 or for program "no shows". Cancellations can be emailed to lisa@norcal-ai.org.

    We reserve the right to substitute instructors, or to cancel or modify this program (adjust hours or location) if sufficient registrations are not received by Friday, February 7 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility.
