    Course Description
    This two-day course introduces participants to a broad range of valuation problems encountered when appraising green commercial buildings, conventional buildings with green features, and conventional buildings in today’s markets that are increasingly influenced by sustainability and green building. Based on AI’s publication The Valuation of Green Commercial Real Estate, the course presents real-world case study examples from a variety of property types to help you learn and apply credible valuation techniques for analyzing and reporting the degree to which green building and sustainability affect property value. As you apply the three approaches to value, you’ll develop valuable insight and hands-on experience developing cost and income-based adjustments when sales data is lacking, identifying and analyzing rent and marketability premiums, evaluating operating cost impacts, and assessing risk effects. In addition, you’ll learn how green building and sustainability affect scope of work development and highest and best use analysis for both green and conventional properties. You’ll also get familiar with emerging topics such as net zero energy, distributed generation, wellness-based design, and resilience.

    Course Objectives
    • Identify and understand green building features and practices in both green and conventional commercial buildings.
    • Recognize and analyze the valuation effects of sustainability and green building for various commercial property types.
    • Develop and appropriately apply cost- and income-based adjustments when comparable sale data is lacking.
    • Assess the 4 areas where the green building is most likely to impact the income capitalization approach.
    • Correctly apply the cost approach to green improvements, including obsolescence adjustments.
    • Evaluate market demand for sustainable/green improvements and incorporate into the highest and best use analysis.
    • Develop an appropriate scope of work for green building assignments and for any property with green building features.
    • Benchmark and cross-check value indicators using alternative valuation techniques.

    • Financial or conventional calculator to complete problems in class and on exam. The accepted model used in the course is the HP-12C.

    This classroom course is approved for GBCI CE Hours by the USGBC.

    You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

    Event Information

    Required Textbook:
    In addition to the course handbook, the textbook, The Valuation of Green Commercial Real Estate, is required for this course. If you do not yet have a pdf or print copy of the textbook, you will need to purchase it prior to coming to class. To purchase the book on the AI Online Store click here. The course revolves around the textbook; the textbook is referenced throughout the course handbook. Many of the problems and case studies are derived directly from examples in the book. Participants will need the textbook (printout or electronic access) to complete several of the case studies presented in the course.

    Location:
    This course will be held via live interactive classroom technology. See below for important participation requirements.

    State Credit:
    A course may NOT be approved in every state for every delivery format. For example, some states do NOT allow any virtual education. When registering for any Appraisal Institute course, all participants will be required to check state approvals based on delivery format. For more information, see our state approvals page.

    Class Schedule:
    Class begins each day at 10:00AM Central (8:00AM Pacific, 9:00AM Mountain, 11:00AM Eastern). Each class runs for three hours and thirty minutes (3.50) each day with at least two breaks during that time. The program runs for four (4) half-days as follows. Times shown are U.S. Central (Chicago) time.

     

    • Day 1: Monday, November 12, 10:00 am - 1:30 pm
    • Day 2: Tuesday, November 13, 10:00 am - 1:30 pm
    • Day 3: Wednesday, November 14, 10:00 am - 1:30 pm
    • Day 4: Thursday, November 15, 10:00 am - 1:30 pm

    AI National Synchronous Participation Requirements:
    • All students are required to have a computer, webcam, and microphone capability to participate and receive continuing or qualifying education credit where approved. It is the student’s responsibility to have the required equipment to participate and receive credit. Visit the System Requirements for Attendees and Share Webcam pages for help.

     

    • All students are required to keep their webcam on at all times while class is in session. Attendance will be monitored throughout the day through webcams and polling. A photo ID must be presented during roll call at the beginning of class on the first day. 

     

    • The instructor must be able to interact with all students. Instructors and administrators will direct questions to each student in the morning and afternoon to which students must respond. Students must be in a location that allows for their full attention and interaction at all times.

    Connection Information:
    Several minutes after you receive your Appraisal Institute receipt email, you will receive a second email from GoToTraining which will include instructions on connecting to the live session and a link to a small download of the GoToTraining software.     Log onto your AI Account at www.appraisalinstitute.org with the username and password you used when you registered. Click on “Education and Events” located on the right navigation menu.
