    Course Description
    After a diagnostic quiz on the six financial functions of one and a brief review, the course begins with a thorough treatment of discounted cash flow (DCF) analysis. Topics include identifying components of a DCF, projecting cash flows, analyzing leases, solving for value in a variety of common situations, and supporting the discount rate. The effects of debt financing, including cash equivalence and equity analysis, are covered in detail. Income patterns and property models, including residual and other applications, are followed by material on how to select and support the discount rate. Also presented are the strengths and weaknesses of direct and yield capitalization. The final section reviews and summarizes the mathematical concepts involved with income capitalization and prepares you for not only the course exam but also the certification exam.

    You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

    BART and Onsite Parking

    • The Lafayette Library and Learning Center is conveniently located within a short walk of the Lafayette BART Station
    • Parking is available on-site at the LLLC; access garage via Golden Gate Way. Street parking is also available.
    • You can enter the Arts and Science Discovery Room from the hallway off the 2nd Floor of the parking garage
    • The limited parking signs inside the library's garage do not apply; you may confidently park within the library's garage without fear of being ticketed


    Program Hours and Materials

    Onsite check-in will begin at 8:00am on Monday, March 10. "Live / in-person" Instruction will run from 8:30am – 4:30pm (Pacific Time) daily March 10-12. On Thursday, March 13 instructor will run from 8:00am until 2:30pm.  The 3-hour exam will begin at 1:30pm. Students will be on their own for lunch; numerous eateries are available within close walking distance.

    • A financial calculator is required. The accepted model used in the program is the HP-12C. AI education programs that require a financial calculator are developed with HP-12C keystrokes; using this model is highly recommended.
    • You must be familiar with calculator operation when the program begins. Do not enroll expecting to be taught how to use a financial calculator.

    • Students will need a No. 2 pencil for the exam

    Education Credit Hours and Attendance Verifications
    Those who check in late, leave early or are not in attendance during non-scheduled breaks may jeopardize receipt of credit.

    Appraisal Institute: Full attendance (100%) and successful completion of the exam enables Designated Members, Candidates for Designation and Practicing Affiliates to receive 225 AI CEC points; 175 points for full attendance only (no exam).

    BREA ContinuingGeneral Appraiser Income Approach Part 2 is currently approved by the BREA (#09754130) for 27-hours of BREA CEC. Full (100%) attendance required but BREA CEC (continuing education credit) does not require successful completion of the exam.

    BREA Basic/Qualifying:  General Appraiser Income Approach Part 2 is currently approved for 30-hours of BREA qualifying education (QE) credit (#09754130) with full (100%) attendance and successful completion of the course exam.

    Note: The Appraisal Institute is submitting a renewal application to the BREA which will extend the current CA BREA 2025 approvals to 2029.

    If you are seeking credit for this offering from a state outside of California, check with your state licensing board(s) to make sure an out-of-state offering will be accepted before registering.     Cancellations
    Written cancellations received by Monday, February 24 are subject to a $35 cancellation fee. Cancellations received after that time but prior to noon on Monday, March 10, are subject to a $55 cancellation fee. No refunds for cancellations received after March 10 or for program "no shows".     We reserve the right to substitute instructors, or to cancel or modify this program (adjust hours or location) if sufficient registrations are not received by Friday, February 21 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility.
